A change of tenant often means extensive demolition and refitting. Spacefinder focuses on layout rather than area, helping companies find space that fits as well as possible as-is – less construction, fewer materials.
By surfacing surplus space and subleases, the market's spare capacity is put to better use – reducing the need for new buildings.

Is Spacefinder free for tenants?+
Yes, the service is completely free for tenants. Spacefinder is only paid by the landlord once a lease is signed. You get advice and viewing coordination at no cost.
Who can use Spacefinder?+
Any company, but it is especially suited to small and medium-sized businesses. Most premises are under 1,000 sqm – typically for companies with 5–100 workstations.
What happens when I register interest in a space?+
An advisor contacts you and the landlord, coordinates a viewing and puts you in direct contact if there is interest. The whole process is non-binding.
What are off-market premises?+
Commercial premises that are not publicly advertised. Many landlords fill space through their network. Send your requirements and they are forwarded to all relevant landlords – including those not actively advertising. Free and non-binding.
Where does Spacefinder get its data?+
From public market reports and statistics – not from brokerage assignments or leases – and from direct partnerships with landlords and property companies who keep their portfolios updated.
What does it cost landlords?+
Listing is free. A brokerage fee applies only when a lease is signed – you pay only for actual results.
How is office rent calculated?+
Usually per square metre per year. Common costs for operations, cleaning, reception etc. come in addition. The office calculator shows the total cost.
